What is a "Short Sale"?

A short sale is a situation where the owner is attempting to sell their property but the amount that they owe on the property is more than the property will sell for, and they are asking the lender to accept an amount that is less than they owe.

Should I get a home inspection?

Yes. You always test a car before you buy it, right? Consider a home inspection a sort of test drive.

After I sign a contract, how long until I can move in?

After all parties have singed the contract, and the contract has been delivered to the parties, it is generally a 30-45 day period until closing takes place. At closing, the property is legally transfered from the seller to the buyer. The amount of time from contract to closing seems to run about 30 days in our area, but is not set in stone, and it can often be a negotiating point in contracts.
